Google Ads should not be the only lead generation strategy you use.

With so many affordable and effective marketing tactics out there, failing to capitalize on them could mean the difference between earning your comms or losing it to a competitor.

That said, here's a list of other complimentary marketing strategies you can explore!

1. Social media platforms
1.1   Showcase the property
1.2   Engage with your audience
1.3   Run targeted ads
2. Blog about it!
3. Video yourself
4. Google Ads + Landing page
5. Hire influencers

1. Social media platforms

Social media platforms can be a powerful lead generation strategy for real estate businesses.

Currently, Singapore has one of the highest social media penetration rates in the world, with 89.5% of the population on varying social media platforms.

From Facebook, to Instagram, Tiktok, and LinkedIn, realtors nowadays are spoilt for choice on the different social media platforms they can utilize to connect with potential buyers and sellers.

The following are ways you can attract prospective buyers via these channels;

1.1 Showcase the property

Showcasing your listings is the key to generating leads through social media.

By creating visually appealing posts and videos of your properties, you can capture the attention of potential buyers and sellers.

Start by uploading high-quality images and virtual tours to give homebuyers a detailed look at the property and its features.

Additionally, be sure to also include relevant hashtags as well as location tags to increase your visibility and reach a wider audience.

1.2 Engage with your audience

Share industry news and insights about Singapore’s real estate market, local neighborhoods, and other related topics. This will help establish you as a thought leader in the industry and attract potential clients who are interested in your expertise.

Responding to comments and messages in a timely manner will also help cultivate a trustworthy relationship.

1.3 Run targeted ads

Maximize the utility of your social media platforms by running advertising campaigns.

With the use of targeting options (E.g., demographics, interests, and behaviors), real estate agents can even reach their ideal audience and generate leads from a specific target market!

2. Blog about it!

Blogs are a great way to push prospects out of the indecisive zone.

As an extension from social media, you could use blogs to provide more content and write articles that educate potential clients on the local real estate market, housing trends, as well as home buying and selling tips.

This will help put their initial concerns to ease, while also encouraging them to reach out for more information!

Try to incorporate as many calls-to-action (CTA) throughout your blog to encourage buyers and sellers to act promptly. This includes setting up forms to schedule a viewing, or links to your contact information.

You can also take the opportunity to share testimonials and success stories from your past clients.

By highlighting a track record of satisfied clients, you can build credibility and demonstrate your ability to deliver results.

3. Video yourself

Adding more personality to your marketing increases the likelihood of building authentic connections.

Videos are a great way to get people to know the real you before they work with you.

By filming yourself giving advice or holding a Q&A session, you can help potential clients feel comfortable enough to get in touch.

Try also including videos of your listing’s virtual tours

By providing a detailed, 360-degree view of the property, potential clients can get a better sense of the layout and features, even if they are not able to physically visit the property.

These videos eventually become your assets, as they can also be shared on your social media platforms, blogs, real estate listing websites, and more!

If you’re not already using Google Ads and landing pages, now is a good time to start.

A good lead generating strategy when running Google Ads is to focus on highly targeted keywords

By identifying the specific search terms that potential clients use to find properties, agents can create ads that are more likely to be seen by them.

After your ads are done, link them to compelling and informative landing pages that will encourage prospects to take action.

This includes providing detailed information about the new launches as well as adding in appealing photos and your contact information.

It is also important to note that robust follow-up processes are required to successfully close a deal. This can be in the form of sending out targeted emails or making personal phone calls to leads.

Remember, the key here is to build trust and establish a stronger relationship with buyers. This will then help increase your chances of converting them.

5. Hire influencers

In today's digital age, social media influencers have become powerful marketing tools for a variety of industries - and real estate is no exception.

Influencers have the ability to reach a large and engaged audience on social media platforms.

They often have a strong following and high levels of engagement on channels like Instagram, Facebook, and TikTok -  which can make it easier for realtors to reach potential clients.

By working with influencers, agents can tap into this credibility and establish themselves as trusted experts in the industry.

For example, to market a recent new condo launch in Lentor, GuocoLand collaborated with ieatishootipost to talk about good eats near Lentor MRT.

Pro tip: Choose influencers who are a good fit for your brand and target audience. Once you’ve done this, set clear goals and metrics for the campaign to ensure your intent is reflected across the content.

And that’s it!
